Podcast cover
Read more
Being that this is our 100th episode, I’ve got a special treat for you guys today. Grant is involved in several different businesses, but today we’re going to focus on his $350 million dollar multifamily empire he’s built which throws off more than $2.5 million per year in positive cash flow.

My conversation with Grant is motivating and inspiring and will offer you boat loads of actionable advice which you can use right now in your RE business and personal life.
Here's What You'll Learn

How he got his start in Real Estate by purchasing a single family home which turned into both a rental property and an investment nightmare which is the exact catalyst which prompted him to start investing in multifamily and vow never to invest in another single family home again.
Why he suggests that the last place you should get your financial advice from is your parents…especially if your parents are old and wealthy.
The lessons he learned from being a used car salesman which helped him propel his success 10x over throughout a variety of different businesses.
The reasons he feels strongly against retail investments like shopping centers and strip centers.
Why he feels you need to go big or go home when it comes to multifamily investing.
The process he’s used to acquire a portfolio worth in excess of $350 million using his own money and not relying on outside investors or raising money through syndications.
Why he thinks that purchase price is the last consideration you should have when evaluating a real estate deal.
The reasons he feels all new multifamily investors should be focusing on value-add deals in order to maximize your backend profits.
The reasons he feels that the more liberal and democratic markets are typically stronger real estate markets which have higher appreciation and overall values.
And much more

In today's show, we're going to flip the tables and take a completely different angle as we interview Passive Real Estate Investor, Jeremy Roll. Well, Jeremy is one of those passive investors and has built quite the empire in strictly a passive role and he's here to tell you all about it

A little bit about Jeremy: Jeremy has been an active real estate and business investor for over 13 years who left the corporate world in 2007 to become a full-time passive cash flow investor. Rank #7: Ep #179: Building a Multi-Million Dollar Portfolio All While Working a Full-Time Job – with Michael Siekerka

Podcast cover
Read more
Our guests for this week’s show is real estate and historical multifamily expert, Michael Siekerka.

Michael is founder and president of Renting502.com, a company that specializes in acquiring and renovating distressed small multifamily properties in the Louisville, KY market. Michael got his start in real estate a short time ago back in 2009 while working as an actuary and hasn’t looked back since.

Now, first and foremost, one of the most important things you need to take notice of is that not only does Michael have a full-time job, but he also lives 1000+ miles away from the market he invests in. There are endless excuses one could make as to why they aren’t currently investing in real estate and being busy with a full-time job and living far away from an ideal market are two top excuses I often hear. Well, listen in as Michael shares how he does this and much more.

In this show with Michael you’re going to learn the following:

How Michael got started as a real estate investor shortly after the crash of 2008 with practically zero experience.
How he’s been able to balance a full-time career while simultaneously scaling a successful real estate business.
Why he chooses to invest solely in the Louisville, KY market, more specifically, historic homes in Louisville.
Why he prefers to keep his property management in house.
How he utilizes historic tax credit programs to recoup a significant portion of the rehab costs on the various historic renovations.
How he structures partnerships with his passive investors.
How he uses direct mail to find most of his opportunities.
And much, much more….

Podcast cover
Read more
Our guests for this week’s show are real estate experts and brothers, Andrew & Phillip Syrios.

Our show with Andrew and Phillip is going to be somewhat unconventional today because we’re going to be talking about single family investing and why Andrew and Phillip choose to invest in single family over multifamily or commercial.  And as you guys are probably already aware, I’m not a huge fan of single family investments but Andrew and Phillip take a larger scale approach to their investment philosophy, which I can respect.

Podcast cover
Read more
In today’s show I’m going to discuss the benefits of using seller financing when buying or selling a property, but more importantly, we’re going to discuss how to successfully educate and persuade the owner of a property to consider this type of sale. If you don’t know how to effectively communicate the benefits to a seller then it’s highly unlikely that an owner will consider holding financing for you during a sale.

Rank #14: Ep #226: How to Crush It In Apartments and Commercial Real Estate – with Brian Murray

Podcast cover
Read more
In this episode of the Real Estate Investing for Cashflow podcast, Kevin welcomes back real estate investment expert, Brian Murray. Brian is the founder and CEO of Washington Street Properties, a commercial real estate investment and property management company and one of the nation’s fastest growing private companies. Brian is also the author of the best selling book, Crushing It In Apartments and Commercial Real Estate, a definite must-read for anyone who wants to start in the commercial real estate space.

Brian talks about real estate management and how he manages to spread his focus geographically and on different asset types. He shares some insights about multifamily vis-à-vis commercial property real estate. He shares details on how his company re-purposed an old hotel into a thriving apartment complex. Kevin and Brian also discuss how to find great opportunities and give some advice on how to thrive in these challenging times.

QUOTES:

“That first acquisition kind of set the tone in terms of how I developed my own company and it’s really based on value adds.”

“We’ll increase the income, drive those expenses down, create value and then we pull some cash out and grow, but that’s becoming more of a challenge now.”

“I feel like you’ve got a lot more control with multifamily, when you’re managing a commercial property, it depends on the specific property but many, many times you have a disproportionate amount of rent coming in from individual tenants so if you lose a tenant in a commercial property, depending on the specific property, you may lose ten percent of your rent or even a hundred percent of your rent.”

“With our residential tenants, we have primarily workforce housing type tenants, you know, people who are down to earth and frankly, I’ve been more comfortable dealing with them.”

“Cap rates are so much higher in hotels right now than they are in multifamily that I think there’s a lot of opportunity out there that people can pursue.”

HIGHLIGHTS

6:52 Start of Brian’s career in real estate and how it’s changed over the years
10:47 Expanding geographical horizons
14:00 Comparing multifamily and commercial real estate
22:18 Brian’s hotel conversion project
