Rank #1: Millionaire Fast Lane with MJ DeMarco

Podcast cover
Read more
Entrepreneur and author MJ DeMarco struggled with multiple ventures before realizing where he could add value to the world – in writing books he wishes he could have read when he was working the dreaded 9-5. His groundbreaking anti-‘get-rich-slow’ books, “The Millionaire Fastlane” and “Unscripted” are filled with vital information that has fed his 40,000 strong entrepreneur forum ‘The Fast Lane Forum’.

In this episode of Wheelbarrow Profits, MJ DeMarco details why he feels following your passion can be destructive career advice. He describes the 5 CENTS Commandments from “Millionaire Fast Lane” that are essential for every entrepreneur when starting a business and why the ‘fast lane’ to exploding income is far superior to the ‘slow lane’ and the ‘sidewalk’. He then tells us the difference between thinking like a consumer vs. thinking like a producer (a.k.a. how to give the market what it wants!), and why it is important to set expectations in everything in life.

Matt Rappaport, Esq., LLM is the Vice Managing Partner of Falcon Rappaport & Berkman PLLC. His primary focuses on tax planning, deal structuring, generational wealth planning, and all the complexities within real estate. On this episode, Matt discusses the power and flexibility of  the 1031 exchange for syndications.

Key Information:

  • Opportunity Zone is an incentive for private capital to invest in economic disadvantage areas
  • Can find Opportunity Zones with CDFI Map
  • Opportunity Zones are a good investment if you:
    • Capital Gains from a sale to an unrelated party
      • You want to invest only the capital gain, not the entire principal of your original investment
    • Weigh out 1031 vs Opportunity Zone as tax deferral

    • Understand you have lack of liquidity for 10 years

    • Opportunity Funds can invest in:
      • Real Estate (major rehab or development)
        • Not turnkey
      • Starting a business headquartered or mainly operates in an opportunity zone

Rank #17: WBP - Why “That’s Right” is Better than “Yes” with Brandon Voss

Podcast cover
Read more

Since Black Swan’s inception in 2008, Brandon has established assessment procedures for new clients that take their needs, situations, and corporate culture into account so Black Swan’s approach can be customized to each client.

Brandon is the thought leader at Black Swan regarding negotiator types. He has made it his mission to teach clients how to identify the basic types of negotiators and has developed a methodology for dealing with each type in the most successful way.

Brandon’s background is in sales. He has done retail sales for Macy’s and business-to-business sales for Verizon. Based on his extensive experience with various selling approaches he has been instrumental in adapting the FBI hostage negotiation techniques to the business world. Realizing that the timetable is different in the business world than in high-stakes hostage situations, he created the “Short Game” – a needs assessment procedure that helps in the critical discovery process phase of negotiation.

In addition to training clients, Brandon has guest lectured at USC Marshall School of Business, Georgetown McDonough School of Business and organizations like Policy Innovators in Education.

He speaks with us about Ego, being prepared and common pitfalls in negotiation.

Rank #20: Cash Flow Investing with Garrett Gunderson

Podcast cover
Read more

Garrett is the Chief Wealth Architect at Wealth Factory and author of the NY Times best-seller, Killing Sacred Cows. Wealth Factory helps entrepreneurs optimize cash flow, streamline their finances and keep more of their hard-earned money so they can make more powerful investments in their best wealth creator: their business. He’s appeared on ABC News Now, Your World with Neil Cavuto on Fox, CNBC’s Squawk on the Street and more. His first firm made the Inc 500.

In this week’s podcast, Garrett dives into cash flow investing versus accumulation investing. He shatters the myths that the financial media has been propagating, such as the 401k is the best vehicle for retirement, and that higher risk leads to higher returns.

Garrett gets his clients to tap into their Soul Purpose by aligning their values, abilities and their passions to lead to true happiness. The accumulation mindset distracts us from achieving our Soul Purpose, and we need to realize when we are living in scarcity!

Where does Garrett begin with his clients to add value? He calls them the 4 Is:

  • IRS- Let’s take care of your taxes
  • Interest- Let’s look at your credit score, negotiate the best interest rates
  • Investments- Highlight any non performing assets and ones with high fees
  • Insurance- Insure the catastrophic and not the consequential

His holistic strategy is to maximize these four key areas in his client’s life.

Killing Sacred Cows is a herculean task, but after listening to the podcast, I know that you will become a Garrett disciple. I bought his book back in 2008, and I credit his writing to guiding me on my journey to becoming financially free and leading a life with Soul Purpose.
