Timing the Top with Catherine Cashmore

Fat Tail Investment Insider

Chances are you’ve heard a hundred warnings about the state of the Australian economy today…ABC News recently warned we face a ‘profound downturn’ triggered by COVID lockdowns.Earlier this year The Guardian dubbed the rapidly rising property market ‘insane’.And even the IMF has taken aim at Australia, claiming at the start of 2021 that property prices could ‘unwind in a disorderly manner’.In short, though our stock market recently hit all-time highs and property prices across our biggest five cities soared 15% in the last year (and are still rising), there’s no lack of doomsayers claiming we’re on the verge of economic Armageddon.I spoke to one of them in our own ranks last week (see my chat with Vern Gowdie here). That’s not to say there’s no gloom on the horizon. It’s just that it’s still a fair way off. That’s according to Catherine Cashmore, co-editor of Cycles, Trends & Forecasts. She views the markets via the land price cycle, which turns every 18 years — with 14 years up, four years down, and a mid-cycle slowdown in between. If she’s right, we’re just coming out of a harsh mid-cycle (lockdown-induced) slowdown right now. And there are a few heady years ahead. An end-of-cycle crash will come…but before that an extraordinary amount of wealth can be made. What few people know is that it’s all down to the land. 4.16 From the Frontlines of Australia's Housing Boom, w/ Catherine Cashmore | Nucleus Investment Insights

Nucleus Investment Insights

In today's investment podcast, Nucleus Wealth's Chief Economist Leith van Onselen, Head of Investments Damien Klassen, and Head of Advice Tim Fuller are joined by property buyers advocate Catherine Cashmore to get an on the ground look at Australia's housing boom. You can find Catherine at https://cashmoreco.com.au/View the slides: https://nucleuswealth.com/wp-content/uploads/2021/04/frontlines-of-australias-housing-boom.pdfAfter a tumultuous 2020, that saw rocky and rebounding equity markets, emergency stimulus and both rental eviction moratoriums and bankruptcy protections.Add to this the snapping shut of international arrivals, it would be safe to assume that even our most resilient of markets, property, would be showing signs of pressure under these circumstances. For those states enduring lockdowns, this was particularly true, as inspections and auction opportunities become limited and sale volumes slowed. The story quickly changed however as the lockdowns eased, with an explosive mix of pent-up demand, record low interest rates and the hunger for space and lifestyle seeing both cyclical regions and urban detached housing catapult prices with vigour.Agenda:Strongest growth in property prices since 1988Mortgage market boomingAuction market boomingLack of supplyHow long can the boom run?To listen in podcast form click here: https://nucleuswealth.com/podcasts/?utm_source=youtube&utm_medium=direct&utm_campaign=podcastGet an obligation-free portfolio recommendation to see how we would invest for you: https://portal.nucleuswealth.com/register/?utm_source=youtube&utm_medium=direct&utm_campaign=podcastLearn more about the hosts: https://nucleuswealth.com/people/?utm_source=youtube&utm_medium=direct&utm_campaign=podcastFind us on social media:https://www.facebook.com/NucleusWealth/ https://twitter.com/NucleusWealth https://linkedin.com/company/nucleusw...Nucleus Wealth is an Australian Investment & Superannuation fund that can help you reach your financial goals through transparent, low cost, ethically tailored portfolios.
