A book to show you how to think about asking yourself better questions in every aspect of your life is, A More Beautiful Question by Warren Berger.

Scott: Check out FileThis. It goes to all your websites and automatically gets your statements and records them automatically to dropbox.

Tate: Check out the iTunes app, Magnet. It allows you to break your computer screen up into several different workflow areas. If you're doing due diligence and you want to look at google earth and at google maps at the same time you can use this app to see all one information in one screen at one time.

Aaron: A free password manager called Remembear. And they also have a VPN, for working remotely called, Tunnelbear.

Mike: The Position Before Submission— A position in Jiu Jitsu that means that they're not going to just dive in and try to grab the guy in a neck lock or an arm lock because it wouldn't work. They have to get a superior position first then they go into submission. The whole idea is to gain a superior position.

How it relates to land investing—Don’t go into an area when you’re brand new and mail to the whole county. Look for the hot spots and once you find them you take them over.

It also relates to sales—Don’t go straight for the kill, position yourself first by asking questions that lead into a position of submission.

It all comes down to making one decision at a time and changing your behavior one day at a time to change your patterns. Here is how to get started:

  • Be honest with yourself—Your naked before picture. Really acknowledge what it looks like now, whatever it is that you're trying to change.  
  • Make your one time decisions—Your non-negotiables. Make your decisions and create your routines in advance.
  • Make those decisions when you are stronger—so in your weak moments there are no decisions to be made because you've already made them! You tend to make bad decisions when you are weak.
  • Start with a couple of manageable decisions. Don't overload yourself with change, or else you are setting yourself up for failure.

Also, Mimi received an accepted offer for 1,175. The seller is a trucker who is never in town so he used a middleman to get everything done. Mimi paid the accepted offer of 1,175 and the middleman deeded the property over to her… deal done... wrong! She started getting harassing phone calls from the owner because he thought the offer was for 11,750, not 1,175! Ultimately, she ended up deeding the property back... but BEFORE she got her money back… this can’t end well.

Find out how Mimi’s story ends and the details of all the deals gone wrong.

Plus, Scott Todd shares a mistake that he is currently going through. It's a case of joint tenancy with rights of survivorship—the husband is deceased, surviving wife sells Scott the property but failed to disclose the prefix “EX” in front of her title of wife.
