How to deal with the banks when interest rates are rising, with Dan Gold

Podcast cover
Read more

I’ve often said that property investment is a game of finance with some houses thrown in the middle.

But currently, more and more investors and homeowners are having difficulty getting finance in the rising interest rate environment.

So, what should you do? What type of finance strategy should you have to prepare yourself for what’s ahead?  And how do you deal with the banks?

And do you know about private lending channels? What are they, and how can you take advantage of them?

That’s what I discuss in today’s podcast with Daniel Gold

I also chat with Greg Hankinson, director of Metropole Constructions about how much building costs have risen recently and what’s ahead for construction costs.

Labor wants to build 1 million new houses. Is that really possible? With Dr Andrew Wilson

Podcast cover
Read more

We know that there is a dire housing shortage around Australia, not just for rental accommodation, but for people needing social housing, affordable housing, and for people wanting to live in desirable locations around Australia

And this is only going to get worse with our borders now open to skilled migrants and international students.

So, it was great to see that the recently delivered budget contained multiple housing initiatives, including the “aspirational target of 1 million new, well-located homes over five years from 2024”.

But in my mind, while our government sounded serious about housing — I don’t think they’re serious enough to fix the structural problems that have locked so many Australians out of owning a home and, increasingly, renting one.

And that’s what I discuss in today’s Podcast with Dr. Andrew Wilson, chief economist of My Housing Market.

Today’s show is one of our popular question-and-answer sessions. But this is one with a difference.

I guess it’s more like a speed-dating session. Not that I’ve ever had a speed dating session. Not that I’ve ever had a speed dating session.

But today’s show is the audio of a Zoom meeting I had with a small group of clients and prospective clients of Metropole who asked me a wide range of questions about our property markets and our economy.

I’m sure you’ve thought of some of these questions yourself, so hopefully, I can give you some clarity on the answers.

What the economic downturn means for property | November 2022 Big Picture Podcast with Pete Wargent

Podcast cover
Read more

It’s been an interesting few weeks full of economic news, which has led to further uncertainty about the future of our economy and our property markets.

If you’re a regular listener, you’d know that once a month, I catch up with leading economic commentator Pete Wargent for these Big Picture podcasts and we look at the macro factors affecting our economy and our property markets, and we’ve got a lot to discuss today.

If you asked me at the beginning of the year, I would not have thought that we’d be talking about inflation reaching 8%, interest rates at 30-year highs, or a war overseas that keeps raging on and floods back home creating havoc.

However, all these factors influence what’s happening to our economy and our property markets.

Powerful Life Lessons from Robin Sharma, with Mark Creedon

Podcast cover

They say the road to success is paved with failures, and speaking from personal experience, I know that's very true.

Life is a continuous learning experience.

Throughout our lives, we keep rising and falling, picking up important lessons along the way.

Some of these lessons come from experience, yet there are others that we learn by watching others or reading in books.

In today’s show, Mark Creedon and I discuss a series of life lessons from Robin Sharma, best-selling author of books like The Monk who sold his Ferrari.

I think these lessons will be just relevant in property investing as they will be in business, entrepreneurship, relationships, in fact, in all areas of your life.

And hopefully, by the end of today’s show, you’ll have some great ideas, inspiration, and new plans to make the coming year the best year of your life.

Here’s what 1,900 investors think is going to happen to property in 2023, with Sarah Megginson

Podcast cover
Read more

Are you wondering what’s ahead in property for 2023?

Maybe you’d like to know what other Australian property investors plan to do.

Well, that’s exactly what we discuss in today’s show as we unpack the results of this year’s Property Investor Sentiment Survey.

You’ll hear what 1,900 Australians feel about our current real estate markets and what they plan to do. And you’ll also hear how rising interest rates and inflation are affecting their household budgets, what they mean for their property plans, and how, if at all, it changed their strategy.

You see…these Aussies took part in this year’s Property Investor Sentiment Survey run by my Property Update newsletter in conjunction with Finder.com.au.

And you’ll find some of the findings eye-opening – I know I did – especially when I read how many investors sold up last year and the reasons why they did. Even more curious was how many investors are planning to sell up their properties in the coming year.

And as usual, I’ll share a mindset message with you because if you can change your thinking, it could change your life.

Are we inching closer to a property crash?

Podcast cover
Read more

There have been some interesting property headlines recently, haven’t there? Things like

  • Australia’s house prices are seeing the fastest quarterly decline on record.
  • An Australian property market crash is coming.
  • The chances of a crash in house prices just jumped.
  • A Freedom of Information report revealed internal research by the RBA found property prices could fall by as much as 20%

Is a property crash really likely? That’s what I was recently asked by Nathan Veccio, Mortgage Coach and Brisbane based Mortgage Broker at Hunter Galloway, in an interview for his YouTube Channel

And considering that thousands of people watched the interview and over 90 commented on this interview, I asked Nathan permission to replay the audio version for you as a listener of my podcast.

I think you’ll find the questions Nathan asked me insightful, and even though you may have already heard some of my views on what’s ahead for our property markets, considering all the changes in the few weeks since we recorded this interview, I think my comments are even more relevant.

Rather than being overly worried about inflation, rising interest rates, and all economic woes, please take the time to listen to my thoughts, and I hope at the end of today’s show, you’ll have a bit more clarity of watch ahead.

Making this investment mistake could cost you $1million, with Stuart Wemyss

We’re living in challenging, stressful times with a barrage of mixed messages about what’s ahead for our economy and our property markets.

Everything seems to be stacked against those looking to invest in property, falling values, rising interest rates, and various governments interfering, making it seem like we are losing control of our investments.

The bottom line is investing is getting harder.

It’s easy to see all the risks and problems now, but in five years, it’s likely we will look back and see lots of missed opportunities because the rear vision mirror is always clearer than the windscreen.

Another prediction I’d like to make for five years’ time is that 50% of those who buy an investment property in the next year or two will have sold up.

Why do I say this?

Because that’s what’s been happening for the last few decades. And unfortunately, many who will have held onto their investment property won’t be owning an investment-grade property. Meaning they won’t achieve the financial independence they’re looking for.

What can you do about this? How can you end up being in that small group of investors who own a substantial property portfolio?

That’s what I’m going to be asking leading financial advisor Stuart Weymss, in today’s show.

Why would anyone bother being a landlord? With Leanne Jopson

In today's podcast, we talk about property management, but we're going to bring up some things you may not be aware of.

Did you know that one state legislation requires you to give your tenant your personal email address or your mobile number?

Did you know that in another state, you can’t ask potential tenants their age or their occupation? How can you do a thorough tenancy check?

Boy, has legislation moved in favour of the tenants rather than the property investors.

No wonder more and more investors are wondering if it’s all getting too hard.

So, what can you do to protect yourself and the significant investment you’ve made in property?

That's what we discuss today with Leanne Jopson, national director of Metropole Property Management.

What would Warren Buffett do? 15 ideas for smarter investing in these challenging times, with Mark Creedon

Podcast cover
Read more

Who do you ask for property investment advice?

With so many mixed messages and vested interests, who can you really trust?

And in today's property markets, there are very few advisers who have the perspective of having lived through and successfully invested in several property cycles and understand how to take advantage of the current stage of the property cycle.

Yet there is a new breed of so-called property experts emerging.

So, what’s the threshold for being able to call yourself an expert?

Usually, experts have years of experience in their chosen profession. They’re at the top of their industry, and they shape the path of progress. And yet, there’s no shortage of so-called “property experts” and buyers’ agents whose only real experience seems to me they've done a short course and really love property.

The rise of these so-called “advisors” coincided with the practice of personal branding on social media.

While social media has undoubtedly created fantastic opportunities for real experts to connect and share their knowledge, it has also opened the floodgates for a tsunami of self-titled “property experts” looking to flog their books, consulting sessions, training programs, or online courses.

So, in today’s show, Mark Creedon and I are going to share some advice from Warren Buffett. As I said, don’t take advice from somebody you wouldn’t trade shoes with, and I bet you’d love to be in his position.

The bottom line.

These are only a few of the thoughts from probably the most quoted investor.

I could easily have made the list twice as long but use these as motivation to think differently.

Investing is getting harder; should I get out?| October 2022 Big Picture Podcast

Podcast cover
Read more

It’s been an interesting few weeks full of economic news which has led to a lot of uncertainty about the future of our economy and our property markets.

If you’re a regular listener you’d know that once a month I catch up with leading economic commentator Pete Wargent for these Big Picture podcasts when we look at the macro factors affecting our economy and our property markets, and we’ve got a lot to discuss today.

Interesting, only a couple of minutes after we recorded this show, the Queensland Government did a backflip and repealed its outrageous Land Tax, so even though we spend a couple of minutes talking about this in today's show, this tax is no longer a concern, however the underlying tendency for Governments to see property investors as an ATM hasn't really gone away.

And in other good news Governor Philip Lowe is easing his foot off the economic brake to take time to assess the impact of the most aggressive monetary policy tightening since the early 1990s. The RBA sensibly dropped back to a 0.25% hike this month taking the cash rate to 2.6%.

While it’s likely we’ll have one or two more 0.25% rate hikes, it looks like the peak of interest rate increases is in sight, and in today’s show you’ll hear Pete Wargent and me give you our thoughts on what that means for our property markets.

I also chat with Pete about the latest US inflation figures and interest rate hikes there which spooked the markets as there was no sign that underlying inflation is abating and the probability of a recession in the USA increasing.

You may remember that Reserve Bank Governor Philip Lowe warned that a deteriorating global economy would make it hard for Australia to achieve a “soft landing” due to the economic buffeting that is underway.

At the same time, he also said he would not be surprised if house prices fall 10 per cent from their peak. But then only a day later Jonathan Kearns Head of Domestic Markets at the RBA suggested the falls could be 15%.

But I don't necessarily agree with them, and I explain why in today’s show.

Here’s why now is a good time to buy your next property, with Stuart Wemyss

Podcast cover
Read more

Our property markets couldn’t look more different from this time last year if they tried.

Gone are the frenzied buyers gripped by FOMO, housing markets in which prices rose by $1200 a day, and auctions that routinely finished millions of dollars over their reserve.

Last year’s scenario of never-ending price rises has been replaced by rapid-fire interest rate rises (with more to come), slowing or falling prices (depending on your postcode), and a general sense of trepidation.

If you’re a buyer, do you sit on your hands and wait for prices to fall? Or do you buy now before interest rates and inflation rise even more, reducing your borrowing power and spending capacity?

If you’re a seller, do you list now and meet the market before prices possibly fall further? Or do you hold off, assuming there will be less for sale in a few months, meaning fewer homes to compete with?

In other words, what's the right thing to do now – buy, sell, or hold?

That’s what I ask leading financial advisor Stuart Weymss, in today’s show.

RBA interest rate warning: the global signs aren’t good, with Dr. Andrew Wilson

Podcast cover
Read more

It’s been an interesting month full of economic news.

Recently the latest US inflation figures spooked the markets as there was no sign that underlying inflation is abating

Then back home, Reserve Bank Governor Philip Lowe warned that a deteriorating global economy would make it hard for Australia to achieve a “soft landing” due to the economic buffeting that is underway.

He is also worried that businesses are using inflation as a cover for even higher prices. And speaking of the property markets, he explained he would not be surprised if house prices fall 10 percent from their peak. He also said the RBA wasn’t to blame for housing affordability issues - blaming the choices made by society.

There’s a lot to unpack from Governor Lowes’ speech so in today’s show Dr. Andrew Wilson and I discuss this plus lots more.
