Julia and Gino are joined by Ray and Christy. They will talk about how their store and how they balance working together and being married.

Ramon Gonzalez has been in the Real Estate field since 2004.  Prior to that, he was recruited to GE for their Financial Management Program.  After 3 years, he realized that the corporate world wasn’t for him.  He was searching for Freedom, Financial Abundance and a higher Purpose.

Christy Risco was a 4th grade teacher for 5 years, before realizing that although she has a passion for teaching, growing and giving - the Public-School System was not the place for her to shine bright.

After dating for 3 years, in 2011 – Ramon and Christy attended a Tony Robbins seminar called Date with Destiny.  During the 6 intense days, they realized that they were ready for a big, bold step in their lives! They moved in together while simultaneously starting a new Real Estate joint venture– Flipping REO properties in the Miami market.

Within 2 years of working and living together, they were both at their rope’s end.  The relationship was practically nonexistent and their finances did not reflect the amount of hours and energy they were putting into their company.

After working with several life coaches and continuing on in their self-discovery journey, they began to make several adjustments to their current life situation- including getting an office and taking several personality tests to hone in on what they were really good at and what they needed help with. 

Once they drew that line between personal and business space, things started to shift.  Next, they hired a Business Consultant, who advised them to start looking for staff, even though it was scary for both of them to “give up” control in the business.  This led to growth and a new direction for the company.  Within 2 years, with a Property Manager and an Acquisitions Rep on payroll, they were able to grow their business to 7 figures and acquire over 100 units of rental properties. 

In 2016, the couple had a daughter, Valentina, and again this started to shift the direction of their lives and business.  They decided to sell off most of their portfolio and eventually close the office to enjoy more freedom and time with their toddler. 

They are currently in the Private Lending space and take pride in having amazing relationships with all of their borrowers, who they consider family. They each are part of Mastermind Groups and run their own Mastermind Experiences in Miami. They believe in growing, networking, inspiring & giving.

Within this transition, many of their colleagues and friends started getting intrigued by their success both at home and in business.  After much brainstorming, they realized that all of their success has come from working together to make things happen, no matter how difficult things seemed to get.  Through this personal reflection – Both on Board was born.  Both Ramon and Christy are passionate about helping and inspiring couples to work and play together in a way that serves each other, the business and the relationship as a whole!  “Helping Entrepreneurial Couples Thrive” is what they are about and helping them create IMPACT in the world! <3

In this week’s show, Julia and Gino share their experience with homeschooling their six children, their trials and tribulations, as well as their wonderful experience with having their kids learn at home.  They ask the listeners some difficult questions and give them a framework on how to make this difficult decision whether to homeschool or send their kids to school during the current pandemic.

The key to success is to always focus on what is best for your family and personal situation. Homeschooling may sound like the best option, but if it doesn’t fit into your schedule or if you think you do not have the ability to teach your kids, then it may not be right for you.  Behaviors are belief driven, and I always had the belief and still do that my wife is the most qualified person to teach our kids.

Most importantly, we want to impart confidence to our listeners that they can homeschool their kids. The fact that they listen to our show, which focuses on family and communication, shows me that you care deeply for your family and you have the conviction to do what is best, no matter how hard it is.

Scroll #1 – Today begins a new life. He is reborn. Read the scroll for 30 days before moving on and implement teachings. Create new empowering habits, and the reading has become a habit.. Take the messages seriously even if they are simple.

#2 Greet the day with love in your heart. Look on all things with love, the sunset. Laud your enemies and encourage your friends. Love yourself. Don’t allow your heart to become bitter. With this one skill, I will become the greatest salesman.

#3:Persist until I succeed.  Each day is one blow against a mighty oak. Keep chopping away. Remove words such as quit, impossible, unable, cannot, hopeless, retreat. Each obstacle is a detour. Greatest principle “If I persist long enough, I will win.

#4:I am nature’s greatest miracle. No one else is like me, or has my gifts. I am unique. I was brought forth with a purpose. Focus on work at work and home at home. I have unlimited potential, but I need to work and get better. Showcase my uniqueness. I was conceived in love and brought forth for a purpose.

#5:Live this day as my last. Enjoy the beauty, don’t remember yesterday or worry about tomorrow. Yesterday is buried forever, forget it. Procrastination I will destroy with action.

If it is my last day, it will be my greatest monument. I will make more calls, sell more goods.  And if it isn’t my last day, I will fall on my knees and give thanks

#6: Master of my emotions. “Weak is he who permits his thoughts to control his actions. Stong is he who forces his actions to control his thoughts.

Sing if depressed, laugh if sad, work hard if you are afraid, think of past success if you feel like a loser.

Also, think of the prospects mood and emotions. Don’t judge a person on one meeting

I will become a master of myself and my destiny.

#7: I will laugh at the world. Laughter puts everything into perspective. Don’t take yourself too seriously. Only with laughter and happiness can you become a success.

#8: Today I will multiply my value a hundred fold. Set goals for my life. Plan. Focus on yourself and not others. Don’t compare your results with others. You are competing with yourself. Be humble, continue to grow and learn.

#9: Take action. Everything else is useless unless you take action. Action is the food and drink which will nourish my success. Repeat “I will act now, I will act now, I will act now!” Say them before you go out, when you hit a road bump, Tomorrow is the day reserved for the labor of the lazy. Success will not wait, if I wait she will seek out another. This is the time, this is the place, I am the person!

#10: Pray, ask for guidance.Don’t pray for material things, pray for guidance, to be shown the way to acquire things and opportunities.

Let me become all you planned for me when my seed was planted and selected by you to sprout in the vineyard of the world. Help this humble salesman. Guide me God!!

The advice may appear to be simple, but implementing it will yield an abundant life!

Gain an edge in multi-family by learning how to underwrite commercial and retail properties. 

Good retail deals allow you to lock in long term leases with high credit tenants.

Commercial lease agreements can vary significantly depending on the tenant.

To get agency financing for mixed-use properties, at least 75% of the income must come from the multi-family portion of the property.

Right now the typical commercial loan will be 12-18 months IO, 20 years amortization, and have a 4% interest rate. 

Commercial loans include the cost of renovations. 

Smaller units in commercial spaces are starting to trend as a result of COVID-19.

You need clarity on what they are for you and in what order you need to set. They can and will change as you change and those around you. As your kids get older, their needs will change. You will constantly be reassessing them often.

When we run too thin and try and do everything we eventually get burned out and become unsatisfied with our life. The objective is to create priorities and to stick to them to avoid getting burned out.

Boundaries are vital to setting priorities, and being able to say no will allow you to focus on what is important to you.

Here is a framework to follow when establishing priorities:

 Figure Out What's Most Important To You. ...

  1. Create An Action Plan.
  2. Designate Specific Time Slots For Tasks.
  3. Determine How You Want To Live Your Life.
  4. Talk To A Mentor..
  5. Map Out Your Daily Tasks.
  6. Eliminate Distractions.
  7. Take Time To Reflect and re-assess.
