But he didn’t start out that way.

He dropped out of high school in the 10th grade, and since then, he’s been through a lot of ups and downs.

But it’s amazing to see what he has accomplished…

And today, he’s leading the movement of what he calls “new school” house flipping.

There are SO MANY people who talk about how this business “doesn’t work…”

But it’s really just because they’re trying to follow an outdated approach.

A while ago, Michael saw things starting to change in the house flipping world.

The “old school” methods weren’t working anymore.

So he went out and met with a ton of high-level house flippers and wholesalers around the country…

Will Kim has an incredible story.

It’s actually one of the most inspiring stories I’ve heard in a while…

He came to the United States from Korea with his mother as a young child.  They had no money.  But they came in pursuit of a better life.

It wasn’t easy.

They lived in a 1 bedroom apartment and sometimes had to rent out the bedroom to bring in extra income.

Growing up, Will didn’t know much about real estate.

But he wanted to get into it.

So as an adult, he started learning about rentals and flipping and wholesaling.

There was just 1 problem, though…

All of his friends told him it “wouldn’t work.”

He was surrounded by naysayers.  He didn’t have money.  He didn’t know anyone he could turn to for help or guidance.

So what did he do?

So you’re finding deals…

…but you keep getting outbid by other investors.

You’re struggling to get houses under contract at priceswhere you can make money.

So how are they getting these bigger profit margins?

How are they able to increase their profit per deal everytime?

It happens on the “back end” of the deal.

And it comes down to a few things…

Some of these are “small” things.

Some of them are “big” things.

But they’re all important.

Let’s get something straight…

In theory, flipping and wholesaling houses isn’t complicated.

Steve and his business partner Travis did their first wholesale deal 7 years ago.

From there, they started growing their business 1 step at a time…

They worked long hours.

They hustled and chased deals.

They sacrificed family time.

They poured blood, sweat, and tears into their work…

And after about 5 years of this, they managed to hit 16 deals in one year.

Not bad at all.

They were “making” it…

…but they were getting burnt out.

They were sick of the grind.

“It was a hard-working, not-very-high-paying job,” Steve said.

They wanted to do more deals.

But it took everything out of them just to keep up with the deals they already had in their pipeline.

One day, Travis made 3 separate trips to Home Depot to buy materials.

On the 3rd trip, he called Steve from the store and said, “This isn't sustainable. There's got to be a better way.”

Fast forward to today…

And Steven and Travis are at the helm of a systematized house flipping and wholesaling operation that will close 175 deals this year.

They've hit the 7-figure annual profit mark.

And they're able to take days off when they want to and spend more time with their loved ones.

My heart was racing. My palms were sweaty.

What had I just done?

What if I lost money? What would we do? How would I pay back my investor? I had never been so scared in my life…

This is how I felt right after buying my first house to flip.

That one simple easy-peasy flip consumed me for 4 months.

It was ALL I could think about. I lost sleep. I was beyond stressed.

I couldn't get the fear out of my head.

But…

Just 1 year later, I flipped 60 houses in 12 months.

And the year after that, I flipped 120 houses and made my first 7-figure income, which completely changed my life.

So how did I do it?

How did I go from freaking out about doing just one easy, simple flip…

…to flipping 120 houses in 1 year and enjoying it?

I'm not talking about actually buying the houses. That's the easy part.

I'm talking about the stuff that we don't ever talk about… like how the HECK was I able to hold it together mentally and do that many deals without losing my mind from the stress?!

Everyone wants to know how to find, finance, rehab, and sell houses…

…but the thing no one ever talks about… the thing that REALLY determines the true success of any business owner… is how they keep it together on their way to the top.

So… want to know how I did it?

Want to know how I was able to take on all that risk and buy houses like a kid in a candy store when just a few months earlier I'd wanted to run to mamma and make it all go away?

I had a system. A system to eliminate risk.

In a nutshell, there are 7 things I do to minimize and eliminate risk…

And when I look at Andy McFarland and some of my most successful coaching students, they all have some of these 7 things in place too.

If you understand these 7 things, you can break free of the fear that holds most people hostage and create a life and business that very few are ever able to achieve.

At some point in your journey, you’re going to have to stop being the guy or gal who “does all the work” and start becoming the “visionary leader” of your business.

As entrepreneurs, we know how to hustle.

Most of us got into flipping and wholesaling because we’re hard workers. We’re driven.  We know how to get things done.

But as your business grows, you’re going to have to start letting go.

Growth can be scary.

I hear from real estate investors all the time who want to keep their businesses “small” because they think it’s easier that way.

They think they’ll make more money if they do all the work on their own.

I used to believe this.

When I got into flipping houses, it was a side gig.

I was a “solopreneur.” I did all the work myself.

I was able to flip 1 or 2 houses per year at most.

But when I did the math…

…I was only earning about $10 to $12 per hour in my flipping business.

(Definitely NOT on the path to the income and freedom I wanted.)

I knew if I wanted more, I had to get out of my comfort zone.

I had to start treating my business like a BUSINESS.

But hiring a team, ramping up your marketing, systematizing your business… this stuff can seem complicated and intimidating at first.

So a lot of investors hold back…

…and as a result, they stay “small.”

If that’s where you’re at right now, I want to help you break through some of that uncertainty and hesitation.

On today’s episode of the podcast, I’m chatting with my friend Marina Sud, who’s story might sound familiar to a lot of investors reading this.

Her story is a lot like mine…

She got into wholesaling a few years ago.

And up until last year, she was “going it alone,” handling just about every aspect of the business herself.

But she wasn’t doing deals consistently…

And at one point, she ended up with just $100 to her name and nearly lost her own home.

She didn’t give up, though…

…and just over a year ago, she realized she needed to hire someone to fill in a major gap she was struggling with in her business.

The following year (this past year), she did 55 deals.

She’s on track to do even more this year.

And this is just the beginning… her business has COMPLETELY changed.

Today, we’re digging into her story and talking about what she went through to reach the growth trajectory she’s on now…

Your COO is the person who “replaces” you as the day-to-day manager of your company and frees up your time so you can serve as the “visionary” leader your team needs.

As you can probably imagine, hiring someone to run your ENTIRE business is complicated.

My good friend Mike Simmons has tried to hire a COO twice…

…and both times, it didn’t work out.

But Mike learned some big lessons along the way that have made him a better leader.

You can’t grow your business until you break through the “ceiling.”

What’s the “ceiling?”

The “ceiling” is the upper limit of what’s possible with the systems, processes, and strategies you’re using right now.

Doesn’t matter if you’re new to real estate investing or if you’re doing 100 deals per year…

…there is ALWAYS a ceiling.

And your next level of growth is always on the OTHER SIDE of that ceiling.

So, if you want to flip or wholesale more houses…

If you want to make more money…

If you want to get more operationally efficient…

If you want to free up more of your time…

…you have to break through the ceiling.

The problem is, most house flippers and wholesalers don’t know where the ceiling is.

They don’t know what the limiting factors are in their business.

They don’t know what they’re doing wrong or where they need to improve.

They aren’t tracking and measuring the right numbers.

They don’t know what specific things are holding them back.

And as a result, they can’t see the ceiling… much less what’s on the other side of it.

This is where Dan Coleman works his magic.

Dan is an EOS consultant.

EOS stands for “Entrepreneurial Operating System,” and there’s been a lot of talk about it in the real estate investing world over the past year or two.

Simply put, EOS is a set of tools you can use to find your ceiling and smash through it.

I recently brought Dan into my business to help us implement EOS.

And the changes we’ve seen already have been incredible.

A lot of house flippers and wholesalers do all the work themselves.

They answer the phone calls, they meet with the sellers, they make the repairs, they find buyers, they handle escrow and utilities and so on.

And that’s okay… some investors like it that way.

But if you’re a solopreneur, your business will never grow beyond you.

For most flippers and wholesalers, that means they’ll never do more than a couple deals per year.

Maybe it’s enough to live on… maybe it isn’t.

But either way, it’s a recipe for burnout.

And it’s why so many real estate investors go back to their “day jobs” after a year or two.

If your plan is to build a successful, stable, reliable business that brings in the income you need and frees up your time so you can spend it living life on your own terms with the ones you love…

This is why you MUST succeed.

I work about 2 hours per week in my real estate investing business.

I’m thankful that my business has reached a point where that’s the case…

…because it means I can pour more of my time into making an impact.

On today’s episode of the podcast, I’m doing something different.

This isn’t going to be about real estate.

Instead, I want you to meet someone very important.

Every year at Flip Hacking LIVE, we support a charity.

One organization we’ve had the privilege of working very closely with is Operation Underground Railroad… a group of guys and gals on the frontlines of saving children from human trafficking around the world.

And when I say “frontlines,” I mean it…

They’re the ones going on sting operations and kicking down doors to rescue these kids.

Supporting their mission is a big part of why we do what we do…

…and today, I’ve brought Matt Osborne from O.U.R. onto the podcast to take you behind the scenes of the work they’re doing and the sad reality of why it’s necessary.

We all got into house flipping and wholesaling for our own reasons.

We all have our “why.”

For me, supporting causes like Operation Underground Railroad is part of my “why.”

And regardless of what causes or charities you support, I want to encourage you to stay focused on the impact you’re making.

Wake up every day and remind yourself WHY you’re in this business.

When a seller calls in wanting to sell us their house, Val’s lead intake team takes the call, screens the prospect, and sets up the appointment for our acquisitions team.

Pretty straightforward, right?

Here’s the thing, though…

Lead intake is where your marketing dollars turn into potential revenue.

If something is “off” with your lead intake process…

If you’re not getting to the phone fast enough…

If you’re not following up with leads the right way…

If you’re not screening and qualifying sellers effectively…

If you’re not pre-framing the appointment for success from the first call…

…then you’re going to miss out on deals.

In some ways, lead intake is one of the most volatile and unforgiving parts of your house flipping or wholesaling business.
