One of the reasons Sage flipping Secrets is on the air is to help you learn how to overcome fear. So many people spend time on YouTube or listen to podcasts trying to figure out how to get started in real estate investing but their fear holds them back. You have got to overcome your fear and step into a bigger world if you are ever going to see any change in your life. In this episode, Eric and Theresa share their experience at a high ropes adventure course they recently went to with their family - and it provides some perfect examples of some of the things you can do to overcome fear.

Are you so afraid that you're going to let a little girl show you up?

That's what Eric was saying to himself when he was at the most difficult part of the high ropes adventure course. A little girl in front of him had just done the most difficult thing on the course - the thing he was facing - and he was feeling afraid. He had to figure out how to overcome the fear, and part of it was looking at the person in front of him as an example. She had done it. That was proof that it could be done and that it was safe to do. That example applies perfectly to real estate investing. People are doing it all the time, having great success, so you wouldn't be the first to blaze the trail. If they can do it you can do it. You've just got to overcome the fear and believe in yourself.

If you're afraid to get started in real estate investing just think of it one deal at a time.

Nobody says you have to make a career out of real estate investing, you just need to get started to see what is possible. Don't think too far down the line. Just think about the first deal. And if you don't know what you're doing or feel like you don't have enough knowledge to get started, find someone who you trust to walk you through it. You really don't have an excuse for avoiding it any longer. You could be missing one of the greatest opportunities if your life, so why wait? On this episode, Eric and Theresa give you their perspective on what it takes to overcome fear and get started with your own real estate investing endeavors.

Take the leap. The fear you feel is nothing compared to the exhilaration to come.

When Eric was at the highest point on the adventure course he definitely felt some fear. But he had just seen a little girl take the leap he was about to take and knew it could be done. Once he jumped, it was all worth it. The exhilaration he felt and the amazing feeling of free falling showed him that he was experiencing something he would never forget. Real estate investing is pretty much the same thing. If you've been considering it for a while but can't get yourself going because of fear, you just need to take the leap. The exhilaration that is ahead and the changes to your life that will come as a result are worth the fear that you feel. So feel the fear and do it anyway.

Everyone likes a PB&J Sandwich - especially when it comes to house flipping.

Good old peanut butter and jelly. It’s one of those joys of childhood, the fond memory of youth, right? But Eric and Theresa use it as an illustration of their house flipping system - they call it the Sandwich Method. Think of it this way: one slice of bread is the cash buyer who will eventually purchase any property you flip, the other slice of bread is the motivated seller who you build rapport with in order to purchase their home, and the peanut butter and jelly? That’s the profit “spread” you make in the deal. Spread… get it? Anyway, Eric and Theresa explain it in detail on this episode, so don’t miss it.

If you start with the end in mind, your house flipping business can be set up right.

The first mindset you need to understand and adopt as you start building your house flipping business is this: start with the end in mind. In house flipping, that means that you need to think all the way to the end of what you’re trying to do - sell a property to a cash buyer for a profit. And you start there by finding cash buyers, even before you have a property to sell them. Why do you do it that way? How does it work? Those are the questions Eric and Theresa answer on this episode - and it’s not something you see on the TV shows, so be sure you listen to learn this important strategy.

Here are some great tips for building out a list of cash buyers for your house flips.

How easy would it be to sell a house you’ve renovated if you had a list of 20, or 30, or 50 interested cash buyers who have already told you exactly what kind of houses they are looking to buy? How would that impact the types of houses you put under contract in the first place? Those two questions have probably already shown you how important it is to build a list of cash buyers - but how do you do it? Not bad for a 9-year old, huh? She hasn’t let go of the idea. Now she’s created a logo and is setting up a website to give the concept legs and get the word out to others. It’s exciting. She’s a great example of what all entrepreneurs should be thinking: We can influence others through our kindness, and our business allows us to extend kindness broader and farther than we would be able to otherwise. Marketing Works, So NEVER Stop! Ep. 3

Anyone who’s in business knows that one of the ways to maximize profit is to cut costs anywhere you can. But it’s not always a good idea, especially when the area you decide to cut back is directly tied to new leads and deal flow - like marketing. On this episode, Eric and Theresa share one of their “OOPS!” moments, a time when they made an innocent mistake that cost them lots of revenue. In a real estate flipping and wholesaling business like Eric and Theresa run it’s important to have an established buyer’s list and a regular stream of properties coming in that can be flipped or sold via a wholesale arrangement. They’ve been in the business for some time so the point came when they felt that they had sufficient connections to make those things happen without continuing to spend money on marketing. FAIL! It wasn’t long after they stopped their regular marketing that their numbers began to dip - then plummet. They tell the story on this episode, as well as how things improved almost immediately once they identified the problem and made a course correction. It's absolute proof that marketing works! Theresa dug into the numbers to see why business dropped. It was lack of marketing.

Marketing works! That’s the lesson Theresa and Eric learned after they stopped their marketing machine. It’s the marketing that keeps their business front and center to prospective sellers. Think about it: The people who receive their marketing materials may not need to sell their home now, so they just throw away the materials. But the day may come, and often does, where they do need to sell their home - and when that day comes Eric and Theresa want to be front of mind for that seller. They’ve seen that exact scenario happen over and over and over. Marketing works - it really does. A few years back one of Eric’s friends wanted to get into house flipping but didn’t have the cash to start investing on his own. But he didn’t let that deter him. That's what Eric was saying to himself when he was at the most difficult part of the high ropes adventure course. A little girl in front of him had just done the most difficult thing on the course - the thing he was facing - and he was feeling afraid. He had to figure out how to overcome the fear, and part of it was looking at the person in front of him as an example. She had done it. That was proof that it could be done and that it was safe to do. That example applies perfectly to real estate investing. People are doing it all the time, having great success, so you wouldn't be the first to blaze the trail. If they can do it you can do it. You've just got to overcome the fear and believe in yourself.

If you're afraid to get started in real estate investing just think of it one deal at a time.

Nobody says you have to make a career out of real estate investing, you just need to get started to see what is possible. Don't think too far down the line. Just think about the first deal. And if you don't know what you're doing or feel like you don't have enough knowledge to get started, find someone who you trust to walk you through it. You really don't have an excuse for avoiding it any longer. You could be missing one of the greatest opportunities if your life, so why wait? When Eric was at the highest point on the adventure course he definitely felt some fear. But he had just seen a little girl take the leap he was about to take and knew it could be done. Once he jumped, it was all worth it. The exhilaration he felt and the amazing feeling of free falling showed him that he was experiencing something he would never forget. Real estate investing is pretty much the same thing. If you've been considering it for a while but can't get yourself going because of fear, you just need to take the leap. The exhilaration that is ahead and the changes to your life that will come as a result are worth the fear that you feel. So feel the fear and do it anyway.
