Thank you, by the way, for this. When pulling a list under Custom Search, we always pick Property Detail on the left-hand side under Report Selection. I've noticed there's also another selection under Report Selection called Homeowner Association. I would personally love to have HOA/POA data when downloading my lists. I prefer not to buy rural vacant land located in HOAs and POAs.Jill DeWit: Currently, the only way to figure out the HOA status with each property is to see if there is a subdivision listed when we download the list, and then Google it in hopes of finding a web page or some other source indicating it is an HOA. Or we can ask the seller, or the county assessor, or the recorder, but all other this takes all to the time and phone calls. If RealQuest Pro has this data, then is it possible for them to include it with our membership? This way, we can easily scrub it out. Or do you have a quick and easy way to find HOA/POA info on the properties outside of this route. Thank you."Steven Butala: This is an incredibly brilliant question. I've said this a thousand times on the show before. I'll say it again. I can tell this person, who's a relatively new member, is going to kill it, just by the depth and how this question is written. Here's the deal. RealQuest Pro is an aggregator of assessor data they take off the assessor database, the tax roll, and they add some stuff to it once in a while. Sometimes they don't. They put it into their package, their format, and then we pay a subscription and get to use it. We're a licensed provider, and subsequently, so do you. This week I talk about quick and easy no money down deals, in fact I am writing an ebook on this very topic which will be available in the next few weeks. No money deals are in fact possible, although many folks don’t believe this is the case for them. Part of the reason many people have difficulty in structuring these type deals is because of the motivation level of the seller. Unmotivated sellers will resist most creative deal structures, that’s just the facts folks. I am not saying it is impossible to deal with an unmotivated seller, but it is much more challenging. The second reason most people fail in structuring no money down deals is that they are not direct to the sellers. If you are forced to work through a gatekeeper determining the seller’s true motivations to sell (if any) is virtually impossible. It's a Realtor’s job to withhold seller motivation details without the seller's prior consent. Wholesalers might share this info with you, but the sad fact is that many wholesalers do a lackluster job of determining seller motivation to begin with. This episode also covers a few more unique strategies to help you negotiate deals without having to use your own money. The first answer that came to RC was a time when he was in 7th grade and taking martial arts. He was able to buy throwing stars for $2 and take them to school and sell them for $8, it was just something made sense for him to do. It just came naturally, he saw the excitement in others and the opportunity became obvious. RC didn’t know that he was dyslexic until his 30’s, all throughout school RC felt like he was smart but his teachers and test scores told a different story. This lead him to pursuing more creative courses like art, something that came easily to him and that he excelled at. He thinks of his dyslexic journey and sees a lot of people going through the same process, but with their money. There is a form of investment dyslexia that is holding people back. When RC’s parent’s life savings were embezzled when he was 19, that was when he realized that something was wrong with the investment world. The biggest investment mistake in the world is the belief that “I trust and like fill in the blank!” People trust anyone other than themselves to grow their money. Where does the idea of diversification and fearless wealth come from? Diversification is an idea from the 50’s, from academia before there were computers as we know them today. The idea of diversification is not inherently wrong, you will still eventually get to where you want to go, but there are probably better options depending on what your goal is. We are never given the choice to not diversify because it is so common place we never even question the idea. Doing things that go against the mainstream current can be scary, so people rarely look at their assumptions and the common wisdom around investing. There are only two things that humans can not tolerate, the first thing is not belonging. The second is not knowing the rules. A good parent can be much stricter, as long as they are consistent with their rules. People can even feel “good” about losing half of their investment portfolio value, as long as everybody else is losing too. People with investment dyslexia know there’s a problem, they just don’t have the words to describe it. What are the words that will set us free? The stock market is an idea that is loaded with negative emotions. When you read a headline that screams “Market Crash!”, your brain is interpreting that as a real, tangible threat. But if you look at an image of a graph of the stock market, you’ll put the whole thing in context and that can shortcut your brain’s fight or flight reaction. We are not taught to think visually, we are taught to think in words and sentences and the whole time your brain is bringing up associated images that is driving your life. When in doubt, zoom out. We are under attack, not by animals with claws, but from people who are paid very well that know that if they can make you angry or scared. Simple and easy are not the same thing. The defense and offense for fearless wealth is simple but not easy. You start with an image because that will rewire your brain. It can prevent your brain from going into panic mode, and can prime you to push toward your goals. To be successful in any area, you have to dissociate yourself from the immediate surroundings. When you achieve this rewiring you become a bigger difference maker in your community and family. People are unaware of how much of your time and attention that is being sucked away from unnecessary anxiety. Your life is broken down into three parts: your health, wealth, and relationships. If your wealth isn’t taking up as much time and attention, that leaves more for the other areas of your life. You don’t start nine companies and hope one of them works out. You start one and focus on that. You don’t marry seven people. We don’t diversify in most areas of our lives and that’s what fearless wealth is all about. If you work for a salary or a wage, then money is an important factor in your life. So there you are, making between $60,000 and $150,000 per year. You’ve got a good home, steady employment, you drive a decent car. Sometimes you even feel “comfortable.” This one precious life of yours is made up of time. Are you trading away that time for dollars at a job that you aren’t passionate about? Every morning, you might even separate yourself from those you love… in order to do this. With real estate investing, you don’t want properties so much as you want its passive income - income that you don’t have to work for. Now your eternal time vs. money dilemma is solved. If you don’t know why you urgently need financial freedom, do it so that you can “Be Yourself”. See… you wake up to a blaring alarm to get to your job - and that’s how your day starts. Then you’re programmed to tote company lines all week. Near the end of the work day, you’re playing another tireless charade - screwing around on the internet while you’re watching the clock like it’s a countdown timer so you can get out of there. that’s unethical. You aren’t being yourself… because you wouldn’t naturally do those things. Most employees aren’t driven by purpose, they’re driven by fear. Your growth can only begin when you peel back each layer of your vulnerability onion and get honest with yourself. The roots of change are nourished with genuineness. You’d rather quit your job and be a nature photographer or a Red Cross volunteer or a sports writer or travel. Even if your job is OK, wouldn’t life be better if you were job-optional? You haven’t created the time to feel peace, joy, happiness, giving, love and freedom in your life. You spend all this time learning how works works, zero time learning about how money works... yet money is the only reason that you even go to work. Look… you won’t obtain freedom by getting your money to work for you. Every dollar that you put in a stock or 401(k) plan can’t leverage other people’s money... ...for freedom, you must ethically employ other people’s money. That’s the mindset shift. Real estate gives you limitless access to other people’s money - the bank’s, the government’s, and your tenants. When you have enough passive income to meet all of your expenses, you can quit your job and be free! Real estate is the generationally-proven way to build wealth and you don’t even need any degree or certificate. That’s why I talk tirelessly on my podcast, and in videos, and articles and newsletters and wrote a book, and keep visiting the best geographic markets to find the right opportunities and properties and to meet the right people. In this one life of yours, you can either be a conformer or you can build wealth. Once you have time freedom, whether or not you want to go on to be rich from there - well, that part’s up to you. Expand your means - with anything that you do in life. The sad thing is, you have a choice in this - yet you’re selling your time and your soul for money. And that’s what breaks my heart.
