Rank #5: EP202: WARNING - Jeff Watson Discusses Legal Issues ALL Wholesalers Need to Be Aware Of

Podcast cover
Read more

Jeff Watson is an attorney who had an active trial and hearing practice for more than 25 years. Today, Jeff is a nationally-recognized authority regarding regulatory concerns with wholesaling and offers general counsel to the National Real Estate Investors Association as well as advises four different national organizations with a combined membership of over 100,000 investors. On top of all that, he’s been a real estate investor since 1993. Today’s episode isn’t meant to scare you, but to help nudge you in the right direction so that your business does not get on the wrong side of the law!

Key Takeaways:

  • This podcast is not meant to scare you!
  • Who is Jeff and what does he do?
  • What are some of the legal issues wholesalers need to be aware of?
  • All wholesalers need to understand that you’re always acting as a principal. You’re either a buyer or a seller, and that’s it. You’re not a matchmaker.
  • Jeff loves double closes. He explains why.
  • Imagine being able to do fewer deals and make more money. That’s what double closing can do for you.
  • When was the last time you personally sat down and read your own state’s real estate license law particularly in reference to the definition of a real estate broker?
  • Unless you’re a licensed agent, you cannot be doing this activity unless you buy the property yourself and sell it yourself.
  • However, despite this, Jeff does not recommend you become a licensed real estate agent. Why?
  • What mistakes does Jeff see wholesalers make?
  • What’s the best way to market a contract?
  • Why does Jeff absolutely despise co-wholesaling?
  • Jeff remembers going to a real estate/wholesale seminar back in the 80’s and what they were teaching was illegal. The same remains true today. People just aren’t aware of the laws.
  • How many serious cases have occurred due to wholesalers not following the law?
  • How can someone who’s been doing things the wrong way recover and start doing things the right way?
  • Never blow off an investigator.
  • Remember, learn from your mistakes and make corrections to move forward legally.

Rank #9: EP374: 45 Rental Properties in 14 Months: Secrets of the BRRRR Strategy to Aggressively Grow Your Rental Portfolio (& Achieve Financial Freedom with David Dodge)

Podcast cover
Read more

David Dodge has 15 years experience in real estate but only found out about wholesaling five years ago! He wished he’d known about this niche sooner. It took him 10 years to acquire 10 properties and he did it the slow/traditional way. Over the last 14 months, he’s aggressively bought 45 houses using the BRRRR method. David breaks down this method and explains step-by-step how he was able to achieve this rapid growth.

Key Takeaways:

  • Who is David and how did he get started in real estate?
  • Wholesaling is a marketing business. Even if you’re not interested in it, you should still learn it because it will teach you the basics of getting directly to the seller!
  • If you focus on learning marketing and sales, you will never starve.
  • How has David been able to add 56 rentals to his portfolio?
  • David only keeps the best for himself.
  • David also uses the BRRRR strategy = Buy, Rehab, Renting, Refinancing, Repeat. He breaks down how he uses this strategy in real life.
  • Of the 56 rentals he’s acquired, 45 of them were acquired in the last 12-14 months.
  • Why does David not want to maximize his leverage?
  • David uses private lenders to help with the purchase and rehab of the properties.
  • Tip: Find a local bank, and develop a great relationship with your banker! Don’t deal with the big guys!
  • Make sure your loan renews, not comes due! David explains the difference.
  • David does a quick recap of his strategy. You need to be ‘all in’ on about 75% of what the house is appraised for.
  • How much on average is David cash flowing on each house?
  • You do not get taxed on creating wealth. You get taxed on income. David explains the difference.
  • David uses a property manager. His primary focus is to acquire, get them ready for rent, and hand them off.
  • What advice would David give to his younger self?

Alex is back with another solo-episode for this Monday’s masterclass! More and more people are finding out that their direct-mail campaigns are not as effective as they used to be. So, what can you do about it? Alex offers some advice on how you can work towards improving how you present yourself to your potential sellers and close those deals!

Key Takeaways:

  • Ask your sellers why they called you and not your other competitors. This gives you excellent insight into what they’re thinking!
  • When you split test, only change one variable at a time. Don’t change it up drastically or else you’ll have a hard time figuring out what works and what doesn’t!
  • Constantly be marketing, even if you don’t see the results right away. The worst thing you can do is turn it off!

Rank #17: EP280: Gary Harper Explains How To Explode Your Business & Live a More Fulfilling Life Through His "MVP Framework"

Podcast cover
Read more

Gary Harper suffered from a near-death experience and almost lost it all. He made a promise to God that if he made it through, he would dedicate the rest of his life to service and helping others. God granted him that wish and today Gary consults with clients on how they can live their mission and vision and all the while, optimize their business process.

Key Takeaways:

  • Gary travels the country to help businesses with their processes.
  • Gary was an executive for almost 15 years and also got into real estate about 20 years ago, but he lost it all and had to file for bankruptcy.
  • Gary also nearly died from Lyme disease in 2011. During that time, he made a promise to God.
  • How can you create your own vision plan?
  • Gary had to start with his ‘Why’. He highly recommends Simon Sinek’s work. Gary’s ‘Why’ is to honor God.
  • Gary explains his company’s ‘Why’ and showcases how it’s different from his personal ‘Why.’
  • What really matters with you?
  • When Gary was on his deathbed, he asked himself what did he do with all of his time. Where did it all go?

  • The biggest thing is to FOCUS!
  • It doesn’t really matter if you have a vision if you don’t have a gameplan on how to get it done.
  • Document your process. If you’re in real estate, you’re wearing about 44 hats.
  • Sometimes we work so hard that we lose focus on who it’s for, and why it’s for, and then your most important relationships fail.

Alex offers some tips on what your competition is most likely not doing! These small changes have made big things happen in Alex’s business. It involves a little bit of creativity, flexibility, and having an open mind, but it works! Find out how Alex maximizes his contract deals and potential leads to the fullest.

Key Takeaways:

  • Alex is currently at the ASCEND Mastermind Retreat.
  • When you make offers to sellers, consider removing the contingencies, like inspection days, etc.
  • Have an expiration date on your contract. It's important to create a sense of urgency.
  • If you know it’s a deal, don’t be shy to put a solid earnest money deposit down.
  • Transparency is key here.
  • Remember to check with your local attorney before offering any type of referral fees.
  • If you are going to make $20–$30K on a deal you normally wouldn’t have gotten, why not make them a JV partner in the deal?
  • If you have a contracted property and the property is vacant, throw a bandit sign in front of the house (with the sellers permission of course)!
  • You don’t lose anything by asking! Ask your potential sellers if they’d be open to a sign in front of their house.
  • We get bombarded by so much info on a daily basis. Just pick one thing and implement it.

EP382: Terry Royce Shares His Journey from Being Self-Employed and Overworked, to Becoming a Lifestyle Entrepreneur (whose Team Closed 100 Deals Last Year)

Podcast cover
Read more

Terry Royce got his start in real estate in 2008. He has closed over 500 deals and just last year he closed 100 deals alone with his team. It took some time to get there. He was the typical entrepreneur that worked 60-80 hours a week and just was too stubborn to learn from his mistakes. It finally took his business partner to put on the breaks and hire team members out so that they could stop wearing all the hats. That’s when it clicked for Terry and he was determined to take it one step further and be able to freely travel while making an income!

Key Takeaways:

  • What does Terry’s business look like today?
  • Over the last few years, Terry and his team have done around 90 to 110 deals. 70 to 80% of that wholesale.
  • Terry was stubborn during the first few years and felt like he had to wear all the hats at once, and that wasn’t scalable.
  • What were some of the early lessons that Terry learned?
  • Terry would work 60 to 80 hours a week and was tired of missing all the important life events.
  • When you start to have a system in place, you start to realize what you’ve been missing out on all these years.
  • Don’t just do an 80/20 analysis on yourself, but ask your team members to do the same.
  • Don’t be so naive to think you’re the only one who can do something!
  • Your employees are never going to have the same standards as you, the business owner, but the goal is to help teach them to see what you see.
  • Can’t get your team to be accountable? Hire people that hold themselves accountable.
  • What does it really take to manage a team?
  • You can’t treat everyone the same and put everyone in the same box. What motivates your people?
  • Embrace your challenges. Don’t hide them.
  • What do you want? A lot of what you want might seem simple, but it’s important to verbalize this and actually figure out how to do it.
  • Give yourself space to really, really dig into what you really want. Don’t be influenced by outside perspectives. That’s not what you want!
  • The inner work is hard to do, but when you do it, it will help set you free
  • Remember, you cannot BS your way through the inner work!

Alex had a one-on-one coaching session with one of his ASCEND mastermind members who is having challenges with a new hire (and he has a gut feeling that it's not going to work out).
