With the stock market and real estate prices at all time highs, many people believe a correction is coming. If so, wouldn't you love to know where you should put your money? Today's show will surely give you some great insight.

My guest is well known for his ability to forecast long-term real estate market trends and timing. In 1997, he wrote The California Comeback report, which ended up being so accurate that those who listened created massive wealth during the subsequent bull market. Then in 2006 release, he wrote The California Crash, which predicted a serious market correction at a time when the world was bullish on real estate.

Bruce Norris is an active investor, hard money lender, and real estate educator with over 35 years experience. He's been involved in more than 2,000 real estate transactions as a buyer, seller, builder, and money partner.

He's made money and lost money over the years. and decided to just stick with making money - which is why he loves to research. He just loves his charts and lets the data tell him what to do.

On today's show, we'll find out where he's investing and what he's avoiding.  Bruce Norris will be the keynote speaker in Irvine at Think Realty's upcoming event - where Kathy Fettke will be the MC. Come join us! https://thinkrealty.com/tr-events/irvine/

Podcast cover
Read more

How would you like to have $10,000 extra per month - money you don't really have to work for. It just gets wired into your bank account every month.

Yes, this is the definition of passive income. Today's guest is going to show us how he and his wife have accomplished this feat, in a fairly short amount of time.

Anton Ivanov is originally from Moscow, Russia, but lives in San Diego now. Just 5 years after serving in the US Navy, he and is wife were able to acquire 35 units rental units that generate $10k+ in monthly cash flow

Now there's nothing fancy about this story. They didn't do any creative financing, or door knocking. They didn't sign up for bootcamps or flip houses. And they are on track to reach their goal of 50 units by age 35, and then retire at that time.

Rank #8: Real Estate Investing Basics - Step 1: Clarify Your Investment Goals

Podcast cover
Read more

It’s time to go back to the basics of real estate investing - for buy & hold investors.

This is part 1 of a 7 part series on how to build a portfolio of rental properties that feed you for life.

It’s been a long time since I talked about the fundamentals of real estate investing. Real estate investing has proven to be the #1 wealth builder in history. In fact, well-located property has been the desire of wealthy families and business owners for centuries. Battles over land have existed for as long as we’ve had the ability to record events.

Thanks to U.S. law, we don’t have to fight for property anymore. We just have to know how to buy it right, leverage it and earn cash flow from it.

Be careful of trusting TV shows and real estate gurus who make it sound easy. Flipping a home for profit is a lot more risky than some sellers might lead you to believe.

Rank #13: #615 - Best Cash Flow & Growth Markets Today - According to Joe Torre

I often get asked where I'm personally investing today and which markets I think are the best for cash flow and appreciation. And while I would own dozens of homes in all the metro areas listed on our website if I could, I thought it would be interesting to get an opinion from one of our investment counselors at RWN. They talk to so many of our members every day, getting feedback on various teams, property managers and metros, I would say they are more in touch than anyone with what's happening in various U.S. real estate markets.

Today's guest has over a dozen years experience investing in single family homes around the country. Joe Torre started as a marketing and finance analyst for various Silicon Valley tech companies, and after 20+ years decided he liked real estate better!

He's taught and presented at Real Estate Investor Groups in the San Francisco, San Jose area, and has been with RWN full-time for almost two years now.

In his spare time he likes to travel to foreign countries, and supports charities like The Wounded Warrior Project.

Find out about Joe's favorite market at our upcoming live event Feb 24 in San Mateo, Feb 25 in Los Angeles and Feb 26 in San Diego.

We have an aging population in America.  There are approximately 46 million people over the age of 65 as of 2014, and they represent 14.5% of the U.S. population. That's about 1 in every 7 Americans. But that number is expected to double by 2060, and would represent 21% by 2040. How many of these baby boomers are prepared for death? I know, I know. No one wants to talk about it.  It seems if we don't talk about it, it won't happen. But so far that hasn't seemed to work. And honestly, it's a very selfish thing to not plan for your death. This leaves a huge burden on your loved ones. And if you have aging parents who don't have a living trust, that burden and expense could fall on you. On today's show, I've brought back real estate investor and trust attorney, Clint Coons. He will show us why you need to make sure you have a living trust in place for yourself, your family and your loved ones. www.RealWealthShow.com

Single-Family Rentals: Retiring on a Dance Teacher Salary

Today’s guest is a successful dance coach, choreographer and competitor and he's also managed to build a rental portfolio of 11 properties nationwide. Let's find out how he did it. Kurt Senser is a long-time member of the Real Wealth Network. He joined in 2008 so I've personally known him for over a decade now! Kurt had already started building his real estate portfolio before we met, starting in 2004. And since he saved pennies for every down payment, he spent a lot of time researching before plopping any money down. His five-year goal is to have a total of 20 residential properties. I am delighted to have Kurt Senser on today’s show to share his real estate investing story.

Call it dumb luck or brilliant market timing. Our guest today bailed out of the stock market right before the Great Recession, and gravitated toward real estate in 2009 with a pile of cash. Since then, he’s invested in single-family, multi-family, and vacation rentals. He has also invested in fix-and-flips, and more than 25 syndicated deals. He is currently part of the Investor Relations Team at Ashcroft Capital and has made it his mission to share what he’s learned with others. One of his favorite topics is how to create more time in your life or what he calls “time freedom.” I am delighted to welcome Travis Watts to the Real Wealth Show.   www.RealWealthShow.com

Real Estate Empire: Rod Khleif's Rags-to-Real Riches Story

If you're a podcast fan, then you've probably heard of today's guest.

Rod Khleif has personally owned and managed over 2000 properties and has built over 23 businesses in a 40 year business career. And while that is all quite impressive, he came from very humble beginnings as an impoverished, young Dutch immigrant, and created incredible success in what he calls a rags-to-riches-to-rags-to-riches story,

He has built several successful multi-million dollar businesses. But ask him what he is most proud of, and he will tell you about his work as a community philanthropist.

Giving back to the community is a major passion for Rod. He is founder and long-serving president of the Tiny Hands Foundation which helps children from low income families.

And today, he's back with us on the Real Wealth Show.

This Family is On a Mission! We talk a lot about building wealth through real estate here on the Real Wealth Show. But there are lots of ways of defining wealth.  We define Real Wealth at Real Wealth Network as having both the time and the money to live life the way you want to, with the people you want to be with. Our guests today have their own definition of wealth.  Suzanne and Joel want to become financially free so that they can do what they loved to do the most -- to support a mission they love and to add value to the lives of others.  Their goal is to have 10 properties by 2023, and they are well on their way.   If you DESIRE to have income producing real estate, do your due diligence with FAITH, and take ACTION.   www.RealWealthShow.com
