Rank #2: EP224: Haim Mamane Talks about Pivoting from Virtual Wholesaling to High-End Flips (and Gaining More Happiness & Fulfillment In The Process).
This is Haim Mamane’s second appearance on the show and a lot has changed since then! Last we heard from Haim he was in Memphis running a team of seven people and closing roughly five to six deals a month. However, about a year or so ago, Haim realized that none of that made him happy and it was time for a shift in business model, perspectives, and even markets! Find out what he’s up to today and how he’s ‘cut the fat’ on everything that made him unhappy. Key Takeaways: Haim was always giving info out for free and helping others when Alex and he first connected. Who is Haim and what does he do? After growing the business and having a team of seven people, Haim realized he hated it. Haim decided to change his business model and go for low volume/high spread deals. That way he can make much more money with fewer deals and have a smaller team to manage. Haim didn’t want to be a slave to his business. When did Haim decide to make this shift? What was the San Francisco market like as compared to Memphis? Haim shares a quick story of one of his first sellers in SF. Now, if it makes sense to rehab it, Haim will just rehab it. He wasn’t doing that before in Memphis. Haim has done two rehabs this year and one wholesale. What does Haim’s team look like today? Haim now focuses on the parts of the business that fulfill him and has ‘cut the fat’ on everything else. What kind of things has Haim been investing in to generate cash flow? Remember, pay yourself first. Rank #1: EP 150: [Republish] Don't Blow It! The Psychology of Negotiation: How To Talk With A House Seller to Close More Deals + Help More People w/ John Martinez.
On this episode of the Carrot Cast, I invited a guest on named John Martinez. John is probably ... Not probably. He is the leading sales trainer in the real estate investing industry. I had a chance to meet him in person finally after following him for quite some time down in Dallas at a mastermind, at the Investor Fuel Mastermind that we're a part of. John blew me away at his presentation down there. I really loved kind of the role-playing that he did up on stage, talking through the way that high achieving and high performing real estate investors negotiate and discuss the transaction with sellers. What we're going to do is you're going to learn a lot about John's story, but then about 10, 15 minutes in, we're going to dive in knee deep on role-playing, and basically walking you through every step of the way, all the way from hopping on the call, to meeting the seller in person first, what you say, how you prepare them, how you set expectations, exactly word for word what to say. This stuff is pretty darn amazing. Now, the cool thing about this is this call isn't just, hey, jot this script down, because that's not it at all. What John teaches you is the fundamentals behind why these work, so now you can be empowered to go out there as someone who understands psychology and understands how to actually really, truly serve your sellers and your prospects, all right? I want you to completely shift and transcend your current mindset on how you're currently talking with sellers.
Rank #2: EP 115: Perfecting a Creative Real Estate Strategy to Beat the Current Market Environment w/ Joe McCall.
Hey everybody! I've got a special guest with me today on this episode of the CarrotCast. I've known Joe McCall for years. Funny thing is, I didn't even realize it until after we recorded this, I'm going to see him four times in person in the next about 60 days at four different Masterminds. Kind of cool, and we have a chance to talk about a lot of cool stuff on here. So the main things that you're going to be grabbing away from this Podcast. There are some really cool things we didn't even intend on diving into on the impact of Masterminds and what we've done with them and how you can even start your own the way that we have. We dive into that, we dive into wholesaling lease options. Why in this market environment, you need to be doing creative real estate because if you're not doing creative real estate in this market environment where we're at or near the top of the market, you can't keep on doing things the way you've been doing it the last one or two or three years. We've seen Carrot customers go out of business, because they haven't shifted it off of their strategy. So are you molding your business around your solution and not changing your solution? Are you molding your business around solving the problem your clients find? One of the ways that you can do that is with wholesaling and lease options and we dive into that in pretty good detail. Joe also dives into his process on finding the best cash buyers out there. Without further ado, let me welcome in Joe McCall to the CarrotCast. Enjoy and hit us up with feedback and give us a rating on iTunes.

This is episode #428, and my guest today is Travis Baucom out of Waco Texas. Today we talk about how to operate a successful Air BnB Business. There are a few prominent trends that have happened for real estate investors over the past few years, and short term rentals through Air BnB is one of those trends. As investors in a competitive part of the market cycle, it’s only natural that we start to look for ways to generate higher revenue out of the same houses that we might otherwise fix and flip or keep as a rental, to make up for the fact that finding deals is more difficult now. If you've considered jumping into Air BnB as a business model for your real estate investing business, you'll learn a lot from today’s show. Please help me welcome Travis Baucom to the show. Hi! I’m Sharon.I started my investing journey in 1998 while I owned and operated another successful business. Real estate was originally my side hustle. I also help people become an expert in one of the most lucrative niches on the planet, probate investing. I have been the leading probate investing expert for more than a decade, and I can make you an expert too. Our guest for today is Joe Lieber. He’s a Low Income Inner-City Housing Specialist and a Buy-and-Hold Real Estate Investor from Cleveland, Ohio. Like so many of our other guests, we met through The Collective Genius mastermind. We’re going to be exploring his venture for financial freedom, and how it has led him to being an extremely profitable realtor in the ghetto. Joe’s main deal is that he wants to work for assets; not for money (like Donald Trump and Robert Kiyosaki, who also happen to be his role models, especially the latter.) He’s currently in the 150 house range, so obviously he’s doing something right! Today is about how he gets to do everything he wants, and make money while he’s at it. “There’s only two ways to get someone to invest into a property: a large down payment, or blood, sweat and tears.” – Joe Today’s Topics Include: Why Joe is huge on passive income His best real estate strategies The quick and easy way to breaking into the real estate business How coaches pay for themselves and why you should have already gotten one Joe’s experience with lease-to-own rentals “I could have taken the elevator, but instead I took the stairs.” – Joe Links and Resources: Joe’s office phone: (440) 387-4800 ext. 2 Joe’s email: firstname.lastname@example.org Cleveland Investor (Joe's website) US Bank App "Rich Dad, Poor Dad" by Robert T. Rank #2: Episode 1: Jason Hartman Creating Wealth in California.
On this inaugural episode of the Real Estate Investing Profits, Profit Masters Podcast, my guest is Jason Hartman. Jason has been involved in several thousand real estate transactions and has owned income properties in 11 states and 17 cities. His hard work earned him a number of prestigious industry awards and he became a young multi-millionaire. In addition to running his successful real estate business, Jason is also a podcaster. Jason believes in the buy and hold strategy involving properties and it really is his speciality. One of his commandments of successful investing is: Thou Shall Maintain Control - when you relinquish direct control of your money you leave yourself susceptible to the fact that you may be investing with a crook, investing with an idiot, investing with someone who will take a management fee for managing the deal. Jason also discusses his term: inflation-induced debt destruction and gives us a history lesson of the term in action. He offers three pieces of advice to run a successful business and explains these in detail: Develop a brand Develop systems Develop a unique business model I asked Jason some questions, like, if you had to start over what would you change? Jason would have purchased more property. His favorite quote he tells us is a zen saying. Jason lists some of his top books that had an impact on his life in one way or another. He fills us in on his favorite app, his morning routine, his single greatest lesson learned, the things he is most grateful for, whether to hire a mentor or coach and why he does the things he does. Jason has some interesting bits of wisdom to share throughout this interview. He leaves us with the thought that it’s amazing how quickly investments will pay off and wishes everybody happy investing! You can learn more about Jason on his website, jasonhartman.com. He also has an extensive podcast site which you can find at hartmanmedia.com. You can also listen to his podcasts on iTunes or Stitcher.
