I love using direct mail in my real estate business. It has always been my #1 source of leads.  I started in this business almost 20 years ago, and a lot of things have changed.

One thing that has never changed is this:

Direct mail marketing is the only way to reach folks with off market deals.

If you learn how to do it properly it's a great marketing strategy.  If you don't, it will be like tossing money down a big rabbit hole.

My advice is to learn how to do it right, create a plan and then implement that plan.   There are just 3 steps.

However, when I think back to times when I have put off doing something (that needed to be done), I can't think of a single time it made me feel better.

In fact, what happens is it becomes this noose around your neck that weighs you down. It often weighs you down so much it can cause you to become paralyzed. Procrastination can have serious repercussions in your business.

There is a great book I read some time ago called "Eat that Frog" by Brian Tracy.  In this book, Brian talks about doing the thing you dread the most the first thing in the morning.  Eat the frog and get it off your plate for a more productive day.  This is a great little book you might want to pick up. It full of simple strategies for dealing with procrastination.

Today''s show is part 3 in this series on probate investing, and the topic is marketing to probates.  It's important to understand the process, the best direct mail piece to use for great results, and the length of time you need to mail to these folks.

At the end of the day, these sellers have one thing on common with all sellers; they have a problem to solve. In this case they have inherited a property that they most likely have no interest in keeping.

Added to that, many of these properties will need a lot of work in order to be listed on the MLS. These sellers simply don't want to sink their time and money into these inherited properties.

This is provides real estate investors with a great opportunity to solve the seller's problem and put some cash in their pocket at the same time.

Welcome to marketing tip #5 in this series in this marketing series. Today's tip is about 2 different types of marketing strategies; inbound and outbound. 

Outbound

Outbound marketing strategies are things you have do on a regular basis and are not necessarily permission based. They are interruption based in most cases. As I said these are activities you need to do yourself. Some of those things are:

  • Direct mail
  • Door knocking
  • Cold calling (definitely interruption based)
  • Driving for dollars
  • Bandit signs

Inbound strategies are strategies that attract prospects to come to you. They are mostly permission based. Some examples are:

  • Content strategies (they subscribe)
  • Social media (they follow)
  • Websites (they choose to look at those)
  • Networking

There is a place for both inbound and outbound marketing strategies in your business.

Getting your message right when you're marketing to probates can be tricky at times. The language in your letter is extremely important. 

If you think back to the probate process, when the family opens the estate that is a sign that they are ready to move forward with the settling the estate (which includes selling any property in the estate).

The timeline for doing this varies with individuals. It can begin quickly or it can take a long time. Your job as an investor is to be there whey they are ready. Things happen on their timeline when it comes to probate.

I believe one thing has been responsible for much of my success with probates, and that is my ability to understand the seller's mindset, and market to these folks with kindness and understanding. I do that with a very nurturing series of direct mail letters.
