1. Suburbs are still an intense sellers' market so we discuss the Port Imperial area, which has a lot of spacious condos that are more likely to appreciate in value than a single family home in the suburbs.

2. The 30-year fixed-rate mortgage averaged 2.86% for the week ending Sept. 10, falling 13 basis points from the week prior, Freddie Mac FMCC, -0.48% reported Thursday. The previous record low was set in early August at 2.88%. In comparison, these loans had an average rate of 3.56% a year ago. On a $1 million mortgage, that means you can afford about 10% more home.....or the home costs 10% more because more people can afford it?

3. There were more than 15,000 empty rental apartments in Manhattan in August, up from 5,600 in 2019

4. We brought Bill Bergin on to talk about 9 on the Hudson, which is the nicest and newest condo building in Port Imperial.

This week hear Top Golf Course Designer Bill Bergin talking about his co-design project with Rees Jones at The McLemore just outside of Chattanooga, Tennessee. Hear about how they carved the course into the side of Lookout Mountain where the birds actually fly below you. There's a good reason why PGA Tour Caddie Kip Henley says it has the 2nd most beautiful finishing hole on the planet.

Paul Branlund is the Eastern Sales Manager for Sun Mountain Sports. They make great golf bags and push carts. They also make the Finn Cycle, which is a small motorcycle that you strap your bag to and go. They are going to inject more way more fun into playing the game.

Andy Lano II joined me to talk about his experience playing at Old Head Golf Links over in Ireland. The course is absolutely breath taking. It's now #3 on my bucket list to play. It's carved onto a peninsula that stretches 2 miles out into and 300 feet above the Atlantic Ocean. On this episode Next on the Tee I'm joined by one of the Top Golf Course Designers Bill Bergin, Sun Mountain Golf Eastern Sales Manager Paul Branlund, and an earlier interview I did with former PGA Tour Caddie Andy Lano II following his visit to Ireland where he played one of the most unique courses in the world Old Head.

Bill Bergin updates us on his recent golf course design projects plus the work he did co-designing one of the top new golf courses in the country The McLemore. Bill worked with Rees Jones on The McLemore which sits on Lookout Mountain outside of Chattanooga. The views and the vistas from that course are spectacular. Hear how they were able to carve a championship level course into the side of that mountain. Paul Branlund will update us on their new golf bags, push carts, and travel bags they have for 2020. He also talks about their new Finn Cycles which are small motorcyles that courses are starting to adopt to replace golf carts.

Tennessee Golf Association executive director Chad Anderson interviews golf course architect Bill Bergin. 

A Georgia native with a business degree from Auburn University, Bill spent six years playing professionally. He played the world’s best golf courses as a touring professional, gained an understanding of club operations and the ability of the everyday player as a teaching professional, and acquired technical design experience under the guidance of noted designer Bob Cupp. Since founding Bergin Golf Designs in 1994, Bergin has combined his strategic instincts and design experience with a dedication to detail in project management.

Bill has left his mark on many golf courses on Tennessee, beginning with his redesign of Chattanooga Golf and Country Club.  Among his original designs are the Lakes and Links courses at Tennessee Grasslands in Gallatin.  He has also done extensive work at Chickasaw Country Club and Mirimichi in Memphis, Fox Den Country Club in Farragut, The Honors Course in Ooltewah, and Toqua in Loudon.

Among his current projects are a 12-hole course in Oak Ridge and redesign work at Richland Country Club and Brentwood Country Club.
