How to Find Overlooked Opportunities, with Andrew Cushman

Our guest today is Andrew Cushman, a multifamily real estate investor expert, owner of Vantage Point Acquisitions, and facilitator of the Multifamily Accelerator Mastermind. In this episode, we talk about how to succeed in the current real estate market, how to find the best deals, and the 4 steps to find overlooked deal opportunities. And after 4500 cold calls, we got our first deal.” 05:20 Andrew started his career as a chemical engineer and got into house-flipping on the side. He turned it into his full-time business, and eventually transitioned into multifamily investing. His first multifamily deal was a 92-unit apartment building. As of now, Andrew had his fingers on over 2000 units.  According to Andrew, the 2 key things that led to his success were collaborating with the right people and relentless persistence. Andrew talks about the importance of bringing additional team members in from the start.  "Finding a deal is probably the easiest way to get yourself into the business" 22:01 Andrew explains that in the current market, finding a good deal is the hardest part. A few years ago, it was raising the money. The 4 key steps to finding overlooked deal opportunities: Know exactly what you're looking for. Be as specific as you can. Know where you're looking for the deal. Rather than trying to cover a huge area, pick 1-3 markets that you can effectively handle and go deep. Know what you're going to do with the deal once you found it. Are you looking to co-GP with someone? Are you looking to syndicate? Start looking for deals just slightly out of your comfort zone “I'm a big believer in third-party, especially if you're looking to scale your business and really grow in terms of acquiring a number of units.” 33:43 At the end of the episode, Andrew picks action steps from the REI Clarity Framework that are the most valuable for him. These are the “Build Your Team” and “Know Your Strategy”. Andrew highlights a good strategy for scaling faster. The key is to hire a really good, competent third-party management company and manage them. This way you become an asset manager, not a day-to-day operator. Andrew Cushman is a chemical engineer, an entrepreneur, real estate investor, top multi-family syndicator, and manager and owner of Vantage Point Acquisitions, a real estate private equity firm focused on acquiring, repositioning, and operating B and C class multifamily communities throughout the Southeast. He provides passive real estate investment opportunities for investors and an educational community for Multifamily operators to help active investors scale their portfolios. He was in college when he realized that he wanted to be in business but don’t know what it is. He finished a degree in engineering and got a well-paid job. Until one day he really found his calling. He read an article about flipping houses that influenced him to take courses on flipping. Luckily, he found a mentor that boosted his confidence. Although he was scared of quitting his well-paid cozy job, with courage and confidence, he did it and pursued flipping full-time. He bought his first property and got his first apartment deal.  Andrew believes that in order to equip and grow yourself, you should not limit and control your limiting beliefs. Go and find people of all types that you can learn from because you can learn from anybody and hire them, but also grab the opportunity to educate yourself for free. It’s just a matter of finding like minded people in order to find your core values, and grow with them. In addition, he admits that understanding your numbers, and having a great team have really helped him get to his position right now. Lastly, being relentless, committed, and having the patience to make repetitions. He was committed to getting one deal that took 4,576 phone calls before he got his very first deal! Andrew's Background:After obtaining a BS in Chemical Engineering from Texas A&M University, Andrew worked for a large food company for 7 years in a variety of supervisory positions, including Plant Manager where he was responsible for plant operations, maintenance, plant personal, and plant finances.
