271: Handling Bank Draws: Pro Forma Vs. Reality with Josh Cantwell

Accelerated Real Estate Investor

Anyone who has ever worked on a renovation project knows that everything doesn’t always go according to plan. So, how do you handle the draws when you have a large value-add CapEx program and a loan with a bank or lender with construction draw money?  How do you prove to your bank that your draws are accurate, you’ve done everything right, but your actual plan doesn’t exactly align with your original one?  We purchased Forest Ridge Apartments in Parma, Ohio, for $11.65 million about a year ago. Our original loan was for $1.1 million in draws and $1.1 million in construction. From the start, the numbers lined up perfectly, but it got much more complicated when we firmed things up. When we submitted our final draw request, our banker needed an explanation as to why things were going the way they were. In this episode, I want to use what happened with our project to show you a real example of pro forma versus reality. When you’re ready for the next draw with your banker, I want you to have the insight to be able to explain yourself when things get complicated, get the budget you need, and have the power to add value to your deals when it’s within reach. Key Takeaways with Josh Cantwell Why we needed to invest additional funds into the commons at Forest Ridge apartments, and how this changed our budget. What happened when we submitted our final draw request, and how I explained what was happening with our lender. How we were able to beef up our budget from $1.1 to $1.41 million. How our improvements left us with a building worth more than it was when we originally underwrote it.  Want the Full Show Notes? 250: Case Study: $1M Short on Closing Day with Josh Cantwell

Accelerated Real Estate Investor

If you've been a real estate investor for any length of time, you probably know that every deal doesn't always go according to plan. Problems can arise at any point in the process, but with the right team and the proper mindset, you'll find a way out to make it work and get the deal done. And that’s what today’s episode is all about. In November of last year, we bought and closed a 50 unit property in Lakewood, Ohio, and another 170 unit property in Cleveland. We called the deal 220 Brookside Shady. We agreed to purchase it for no more than $14.85 million and raised the money with the intention of closing on December 30th. On December 29th, at 9:16am, we found out that due to a change in the appraisal value, we were going to be short by $933,000. This meant that we had one day to raise an extra million dollars to save $200,000–and the deal. No problem, right? In this episode, I will break down exactly what we did to avoid missing out or overpaying on this deal. I'll also share what we learned from this real-life case study to help you apply them as you work through the challenges, setbacks, and inconveniences you face as you close your own deals. Key Takeaways with Josh Cantwell Why it was important to close the deal by December 31st. How the appraised value came up $933,000 less than anticipated, and the steps we took to cover the difference. Why appraisals typically come in short and how you can prepare for this. The value and peace of mind that comes with raising more than what you need for your deals. How we increase our credibility with brokers and real estate agents by closing deals quickly. A reminder that the relationships you build with private investors can help you out of tough situations. Want the Full Show Notes? 247: The Pursuit of Big Wins and True Happiness with Josh Cantwell

Accelerated Real Estate Investor

Now that 2022 is underway, many of you have set goals and made big plans for the year. And what I really want to talk about today is, what makes you happy? There is so much judgment going on right now about politics and our freedom of choice that it’s easy to lose focus on what’s important. So I want to help you get clarity as you chart your course for the new year. I want you to set authentic goals that are truly your own, that make you happy and help you get excited to accomplish whatever it is that you want to do. In this episode, I talk about how to seek happiness in a world that’s never felt more divided. But more importantly, how you can set financial goals in service of your happiness instead of material stuff, and how to let go of your judgment, stop caring about things that don’t matter, and live life on your terms. Key Takeaways with Josh Cantwell Why it’s so easy to set inauthentic goals in order to please other people. How your financial goals can help you better serve your family and community. The happiness that comes with having freedom of choice. How to talk through your financial goals with your loved ones and get the support you need to make them happen. Why there’s no such thing as a one-size-fits-all goal. What Josh’s plans are in 2022. Want the Full Show Notes?
