The Ultimate Growth Strategy with Alex Osenenko

Good Life Property Management

Welcome to the Good Life Property Management podcast! I’m your host, Steve Welty. This is a show for property management entrepreneurs who want to build not only great business, but also great lives. I’m here to help you gain the freedom to live life on your own terms while creating a positive impact in the world. Also, please check out Steve Welty's Music! I’m thrilled to have Alex Osenenko on the show as today’s guest! We’ve known each other for a few years, but have gotten to know each other better in the last year and a half or so. In today’s conversation, we want to focus less on Alex’s technical expertise in growth, but rather the question of how you can help people the most. This is the ultimate growth strategy that will get everything else to fall into place. Alex points out that property management entrepreneurs serve an amazingly important purpose by finding homes for people to live in, as well as providing financial security for landlords. We’ll talk about how layering proper branding and professional marketing onto this healthy core of providing services and helping people can make you truly stand out in the industry. We’ll dig into best practices for SEO and drawing people to your videos and blog posts, too. Alex points out that 2-3 minute long videos are okay, but points out that your copy needs to be over 1,000 words because Google is looking at depth over frequency now. A longer blog article with a longer video will outperform a shorter post with a shorter video. Other topics we’ll dig into include outsourcing and the role (and abilities of virtual assistants), what services of value we can offer to potential customers to encourage conversion, why transparency is so important, how crucial it is to give your blog posts effective titles, how to use community marketing, and much more! Today’s Guest: Alex Osenenko on LinkedIn Alex Osenenko on YouTube Fourandahalf In This Episode: [00:28] - Steve introduces today’s guest, Alex Osenenko. Alex then talks about his daily cold shower routine. [03:40] - How is Alex going deep into helping people the most in his own company, and how has he seen a strategy like that working for people? [05:38] - Steve shares his thoughts on the importance of being different, and focusing on helping customers as much as possible. [07:52] - When you think about it, it’s hard to do a better job than someone who cares more than you do. [09:01] - Alex talks about layering in proper branding and professional marketing onto the healthy core that Steve has been discussing. [11:06] - You can’t help a customer while you’re operating on fumes, Alex points out. [13:33] - How much does Alex charge? He answers, then asks Steve a few questions from the book Never Lose a Customer Again by Joey Coleman. [17:58] - Joey Coleman goes into recommendations that Alex has implemented himself, we learn. [21:21] - Alex and Steve talk about virtual assistants and the kinds of services that they can offer. [23:17] - Steve moves on to talking about conversion points, and Alex talks about what one can offer customers that’s of value, and what’s working well in that regard. [25:22] - What else should we be talking about in a conversation about conversions? [27:52] - Alex and Steve have a brainstorming session about offering a course. [30:14] - We learn how to figure out how to assess how well a video is performing on YouTube, and Steve talks about his own video. [33:32] - How important is the title of a blog to make sure that you get the common questions the way the customer would write them? [36:28] - Steve shares a success story about a video he made that performed well. [40:02] - Alex opts to talk about community marketing, and Steve explains what the phrase means. [44:41] - We hear about what had led Steve to see referrals go up significantly this year. [47:40] - What is Alex excited about right now? [48:49] - Is there anything else we should know about Fourandahalf or PM Grow? “Sign up!” Alex answers. Alex Osenenko – Web Development and Capturing Leads

The Property Management Mastermind Show

I love offering listeners fantastic benefits, such as some great discounts for products, with new offers coming all the time! You can see a complete list at propertymanagementmastermind.com. For all of these offers, use the discount code “Brad” to secure your discount. One more announcement before we get started! Our newest product at Property Management Mastermind is the Business Development Toolkit. In 2017, RentWerx organically grew by over 360 homes. In 2018, we’re on pace to grow another 500 homes. And best of all, we’ve done all of this without going out to meet the people and earn the business one door at a time. Tune in to learn more, or check out the toolkit online! If you aren’t completely satisfied with the product, we’ll give you a 100% refund. Alex Osenenko from Fourandahalf joins me today to talk about his website solutions, their lead capture, their SEO, their KPIs, their quarterly reporting, and their mentorship and ability to help you grow your management company. We’ll also talk about the Business Development Toolkit and how you can use it with the CRM platform, and another special guest will chime in to talk about how various reports work. This is a great time to learn about what Fourandahalf does and who they are! One thing Alex will dig into is the value of data to your company. In fact, he says, data is the new oil. He’ll offer suggestions on how to use data more effectively, such as collecting all KPIs and using them to position your budget to where it makes the most sense. (If this sounds overwhelming and like yet another task that you’d rather not put on your plate, this is something that Fourandahalf can handle for you!) You’ll learn in our conversation that Alex does something that just isn’t done: offers a guarantee on performance and growth. If they don’t deliver, they work for free until they do. He’ll dig deeper into this guarantee in the episode, and explain how your website and data are so important in being able to offer this guarantee. You probably know that we own a management company in San Antonio, but you may not realize that we’re expanding into Austin. We’re starting from scratch there, and have about five homes so far. We’re converting our Austin website to Fourandahalf, and letting them do whatever they want. As we talk about this, Michael from Fourandahalf will step in to talk about the value of tools like RentRange and RentFax. Tune in to learn more about all of these topics, as well as what a correction or recession means for property management companies, how you need to provide your free rental reports on your website, what value a KPI dashboard can offer, and much more! Here’s where you can find Alex: Alex Osenenko on LinkedIn Alex Osenenko at PM Grow Summit Fourandahalf Property Management Podcast PM Grow Summit Grow Your Property Management Business by Alex Osenenko Show Notes [03:30] - Alex introduces himself and gives a short description of how Fourandahalf started. 019: Alex Osenenko and Jordan Muela

The Property Management Mastermind Show

Today’s show is sponsored by Marc Cunningham of Grace Property Management. Marc has created some amazing products for property management companies, which we can say firsthand as we’ve implemented his systems here. Visit their website and try out their products! To get a 10% discount on any of Marc’s products, use the promo code “Brad”! We’re also sponsored by LeadSimple and Fourandahalf. Together, they’ve come up with one of the best conferences for property managers, called the PM Grow Summit. This event is laser-focused on growth strategies and brings together some remarkable thought leaders from around the country. I attended last year and was thoroughly impressed all around -- and that was just their first year! The next conference will be in San Diego in 2018, and I’ve already booked my spot. Go to pmgrowsummit.com to learn more, and enter promo code “Brad” to get a $100 discount on your ticket! That description of the upcoming conference is a perfect introduction to today’s two guests, Alex Osenenko and Jordan Muela. Together, they represent the two companies coming together to put on the summit, with Alex coming from Fourandahalf and Jordan coming from Lead Simple. Of course we’ll talk about the summit in depth, with Alex and Jordan going over some of the remarkable speakers who will be attending, talking about the venue, and explaining why the weather alone should be a persuasive reason to attend! Before that, though, we talk about many other topics relevant to anyone in the property management industry. We start off with a discussion of LeadSimple and its value for property managers in terms of efficiency, then cover various recent and upcoming trends within the industry. We address fee maximization and discuss the fact that customers are increasingly happy to do their showings themselves. Tune in for all this and much more with these two influencers in the property management world! Here’s where you can find Alex and Jordan: Alex Osenenko on LinkedIn Alex Osenenko at Fourandahalf Alex Osenenko on Facebook @PMGrowSummit on Twitter Jordan Muela on LinkedIn @ManageMyProperT on Twitter Show Notes [02:56] - Alex gives us a quick intro to who he is and what he does. [05:23] - Brad chimes in to tell a quick story about his first attempts to implement LeadSimple, and his return to it later. [06:02] - Jordan tells us about who he is and what he does, explaining that he’s the CEO of LeadSimple. [06:59] - One of the things that Brad likes about LeadSimple is that it prompts you with a list, allowing his staff to work straight off that list every day. [09:36] - We hear a reminder that the consumer has different criteria than we have as experts in the property management industry. We also get advice on what to do once someone requests the analysis that Brad has just been talking about. [12:41] - Brad explains that the part of his website that talks about free market estimates shows the graphic that people are going to get, which improves his capture rate. [15:30] - We learn about how inbound call tracking and texting can function within the process that Brad, Alex, and Jordan have been talking about. [16:52] - Brad shifts us to different trends, bringing up the topic of fee maximization. [18:07] - Alex has been thinking a lot about fee maximization lately, he reveals, and shares his thoughts and perspective on the topic. [19:49] - How does Brad set his pricing? He answers, and then offers a tip to listeners about using a flat-fee, tiered pricing system instead of percentages. [21:33] - Brad steers Alex and Jordan to talk about the conditioning of customer expectations in terms of not needing to talk to anybody and have privacy.[25:33] - Does Brad know offhand how many states what he’s been describing about co-brokering is relevant for? [26:32] - Alex points out that the one-star reviews that every property manager gets are from tenants who never got a showing. [28:00] - Brad admits that a lot of property managers, including himself sometimes, are very hesitant to implement things. [30:38] - You’re often competing against the status quo, Jordan explains. [32:17] - Brad transitions to talking about PM Grow Summit, offering Alex the opportunity to explain why this is such a valuable event and resource for property managers. [36:07] - We hear about Brad’s personal experience at last year’s PM Grow Summit, in terms of both having a great time and making valuable connections with people he still speaks with today. [37:30] - Alex and Jordan spend a huge amount of time vetting and interviewing potential speakers for the summit. [39:06] - We hear more about the personal development aspect of the summit. [41:46] - The venue for the summit is the US Grant Hotel in sunny San Diego, which should be a pleasant relief in terms of temperature in January! [43:40] - We learn about the impressive caliber of speakers who will be present at the summit, with Alex and Jordan listing a few of the most noteworthy speakers and talking about their qualifications and areas of expertise. [53:13] - Where can listeners learn more about the PM Grow Summit? At pmgrowsummit.com for the upcoming event, or at 2017.pmgrowsummit.com for last year’s event.
